- The Short Version for Buyers and Investors
Tsada sits in the hills above Paphos, and about 2,400 people a month search for it in Cyprus. Most want to know one thing: what does a home in Tsada cost? We looked at every Tsada listing on index.cy in November 2026 and priced them, so the figures below come from real asking prices rather than estimates.
The short answer is that Tsada is a premium house and land market. We priced 193 properties for sale. The median asking price across all types is EUR1,235,000. The median three-bedroom house asks EUR1,467,500, the median four-bedroom house EUR2,470,000, and the median plot of land EUR167,500. Only one rental appeared. This guide walks through the numbers and ends with the checks worth making before you pay a deposit.
Where Tsada Is and Why Buyers Look at It
According to Wikipedia, Tsada is a village in Paphos District about 8 km north of Paphos city centre, with 1,180 residents at the 2021 census. It sits at roughly 575 metres above sea level, well above the coast, and the same source notes that it is one of the few places in the district that sees snow almost every year. The Minthis Hills golf course, described there as the first ever created in Cyprus, lies next to the village.
That mix of altitude, golf and views explains the price profile below. For the wider picture, read our living in Paphos guide and browse all Paphos properties for sale. Other Paphos guides include Tala, Kouklia and Chlorakas.

What 193 Tsada Listings Show About the Market Mix
Houses dominate by a wide margin, and land is the next largest group. That is the reverse of Paphos town, where apartments lead.
| Listing type | Listings | Share of 193 sale adverts |
|---|---|---|
| Houses and villas for sale | 124 | 64% |
| Plots of land for sale | 36 | 19% |
| Other types, unclassified | 19 | 10% |
| Apartments for sale | 14 | 7% |
| Properties for rent | 1 | one 4-bedroom house |
Many adverts repeat. Across 193 priced sale listings there are only 118 different asking prices, and a few appear again and again: EUR2,700,000 and EUR1,950,000 six times each, EUR1,215,000 and EUR2,220,000 five times each. That points to the same homes being advertised by several agents, so the number of distinct properties is lower than 193. We kept repeats in the counts because each is a separate advert, and every figure here is an asking price, not a sold price.
Houses and Villas in Tsada: Median EUR1.47M for Three Bedrooms
Three-bedroom houses are the largest priced group with 80 listings, from EUR475,000 to EUR2,950,000. Four-bedroom houses follow with 30 listings between EUR450,000 and EUR4,000,000, and there are 12 five-bedroom homes from EUR980,000 to EUR4,200,000. The wide ranges reflect the gap between older village houses and new golf-view villas.
| House size | Listings | Price range | Median |
|---|---|---|---|
| 2 bedrooms | 2 | EUR950,000 to EUR982,000 | EUR966,000 |
| 3 bedrooms | 80 | EUR475,000 to EUR2,950,000 | EUR1,467,500 |
| 4 bedrooms | 30 | EUR450,000 to EUR4,000,000 | EUR2,470,000 |
| 5 bedrooms | 12 | EUR980,000 to EUR4,200,000 | EUR1,950,000 |
Across all 124 houses the median asks EUR1,860,250. Budget decides how much choice you have: 14 houses ask EUR1,000,000 or less, while 78 ask EUR2,000,000 or less. How Much Does Property Cost in Tsada? Budget Bands
It helps to see how many of the 193 priced sale listings sit under each ceiling.
| Budget ceiling | Sale listings at or under it |
|---|---|
| EUR200,000 | 22 |
| EUR300,000 | 27 |
| EUR500,000 | 34 |
| EUR750,000 | 54 |
| EUR1,000,000 | 72 |
In other words, EUR500,000 buys one of 34 listings, and most of those are land. Only one three-bedroom house asks EUR500,000 or less. Once the budget reaches EUR1,000,000 the choice widens to 72 listings, of which 14 are houses. Demand is rising across the country: Cyprus Mail reported 13.7% more property sale contracts nationally in the first eight months of 2026 than a year earlier.

Plots of Land in Tsada
Land is the entry point. We found 36 plots priced from EUR6,100 to EUR2,450,000, with a median of EUR167,500. Of these, 24 ask EUR250,000 or less and 34 ask EUR1,000,000 or less, so only two are large premium parcels. The cheapest plots are likely to be small or awkwardly placed, so check size, road access and permitted building density before comparing prices. Our Land Registry guide explains how to verify a plot, and you can widen the search through plots of land for sale in Cyprus.
Apartments and Other Listings
Apartments are rare in Tsada. We found 14, all two-bedroom, from EUR720,000 to EUR885,000 with a median of EUR770,500. That is high for a two-bedroom flat in Paphos, which tells you these are likely new-build or resort-style units. The 19 unclassified listings range from EUR195,000 to EUR2,500,000 with a median of EUR982,000. Buyers who want a cheaper apartment should compare the coast; see our Paphos for sale page and the district benchmark on our average price of a 2-bedroom apartment in Paphos page.
Renting in Tsada
We found a single rental in November 2026: a four-bedroom house at EUR4,100 per month. One advert is too few to estimate a yield, so investors should not assume steady rental demand. For the wider rental picture, see our living in Paphos guide.
Who Tsada Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. Lifestyle buyers and golfers with EUR1,000,000 or more have the best choice, with 72 listings at or under that figure and many more above it. Self-builders can start with a plot from a few tens of thousands of euros, though they must budget for construction. Families wanting a house under EUR500,000 face a very small pool.
It is a weaker fit for buyers who want a low entry price, walkable shops or the sea. Tsada is a hill village of 1,180 residents, roughly 8 km from Paphos. For cheaper apartments compare Kissonerga or Geroskipou.
Practical Checks Before Buying Property in Tsada
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request. This matters most for plots and for villas sold off-plan, where zoning, access and utilities should be confirmed in writing.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. At these price levels the percentages add up, so compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
