The picture is clear. Of 46 listings, 18 are plots of land, 16 are houses and 11 are apartments, with one small building and no rentals at all. The houses cluster tightly around EUR305,000 for a three-bedroom, the apartments are priced well below that, and the land ranges from a few euros to over EUR100 per square metre. Where Xylofagou Is and What Kind of Place It Is

According to Wikipedia’s entry for Xylofagou, the village is in Larnaca District, close to the A3 motorway between Paralimni and the British base at Dhekelia. Its name roughly translates to “wood eaters”, and it sits on the northern flank of a hill on the edge of the Kokkinochoria, the “red villages” named for the nutrient-rich red soil in which potatoes and other vegetables are grown.

The village has an unusual amount of history for its size. Wikipedia notes that it is the site of the oldest known dwarf elephant fossils in Cyprus, assigned to the species Palaeoloxodon xylophagou and dated to around 200,000 years ago, and that it has a medieval Venetian watchtower. In 2021 the community erected a large fibreglass potato statue, nicknamed the “Big Potato”, to mark the crop that built the village, which gave Xylofagou a burst of publicity.

In practical terms, Xylofagou is a working farming village rather than a resort. It is a short drive from Larnaca city, the airport and the Ayia Napa and Protaras belt, and it appeals to buyers who want a detached house or a plot at a price below the coast. All 46 priced listings are for sale. Land and houses make up three quarters of the stock, which tells you something about the village: it is a place where people build and buy family houses, not where developers have filled blocks of flats.

Two cautions. First, duplication: three plots appear twice, a 2,526 sqm plot at EUR17,500, a 2,828 sqm plot at EUR135,000 and an 8,346 sqm plot at EUR240,000 (one copy of which is tagged to Famagusta District rather than Larnaca), so the real number of distinct plots is 15. Second, the samples are small, so we report ranges and medians, not forecasts.

Houses in Xylofagou: A Tight Band Around EUR305,000

Houses are the heart of the market. There are 13 three-bedroom houses, and their asking prices run from EUR140,000 to EUR510,000. The middle is very concentrated: the median is EUR305,000, and 11 of the 13 sit between EUR285,000 and EUR335,000.

The repetition in the numbers is worth noticing. EUR315,000 appears four times, EUR305,000 three times, and EUR285,000, EUR290,000 and EUR295,000 appear in sequence. That pattern usually points to a few new-build developments with a fixed price list, which gives you something rare in the village market: a chance to compare several nearly identical homes side by side and to negotiate on extras such as parking, landscaping or furniture rather than on the headline price.

Outliers should be read individually. The EUR140,000 three-bedroom house is far below the group and needs a close look at condition, title and any works needed. Apartments in Xylofagou: Entry-Level Prices

Apartments are a smaller, cheaper segment, with 11 listings. The three one-bedroom units ask EUR120,000, EUR120,000 and EUR135,000, the single two-bedroom asks EUR158,000, and the seven three-bedroom apartments ask EUR125,000 to EUR173,000, with a median of EUR170,000 and four listings at exactly that figure.

A three-bedroom apartment at about EUR170,000 sits roughly EUR135,000 below the median three-bedroom house, which is the clearest price gap in the village. If your budget is under EUR200,000, apartments are where the choice is; above EUR280,000, houses take over. Remember the sample: only one two-bedroom apartment was listed, so we cannot say where the two-bedroom market sits. The seven three-bedroom listings may also come from one project, since four share a price.

Land is the biggest category and the one with the widest spread. Because plots are priced by size, the useful figure is price per square metre, and it varies by a factor of more than twenty.

The gap between a 2,438 sqm plot at EUR32 per sqm and a similar-sized 2,365 sqm plot at EUR7 per sqm is the single most important number in the table. Either the cheaper land is in agricultural or restricted zones, has poor access, or is a fractional share of a larger title, or the more expensive plot has building rights. Nothing in the listing headline tells you which. Check the planning zone, the building coefficient and whether the title is individual or shared before comparing prices.

The same 8,346 sqm plot appears at both EUR240,000 and EUR315,000, a EUR75,000 difference for what looks like the same land, which suggests two agents with different asking prices. The listings point to a village that suits buyers who want a three-bedroom detached house at around EUR300,000, or a larger plot for a self-build, in a quiet farming setting with quick access to the motorway. A buyer who wants an apartment under EUR175,000 will also find options. Families who value space and a garden over a sea view are the natural audience.

It is a weaker fit for anyone who needs a deep rental market, a walkable beachfront or a wide choice of apartments.
