Egkomi, spelled Engomi on most maps and on index.cy listings, is one of the most sought-after residential districts of Nicosia. Around 4,400 people a month search Google for it, and most want to know the same thing: what does property cost there? We looked at every Engomi listing on index.cy in October 2026 to find out.
The picture is of a larger and more expensive market than neighbouring Agios Dometios or Tseri. Of 387 listings, 288 are for sale and 99 are rentals. Apartments lead with 169 for sale, followed by 73 houses, 16 plots, 12 buildings and a handful of commercial units. The median one-bedroom apartment asks EUR175,000, the median two-bedroom asks EUR285,000, and the median two-bedroom rent is EUR1,200 a month. This guide walks through each segment, compares it with nearby suburbs, then ends with the checks worth making before you pay a deposit.
Where Egkomi (Engomi) Is and Why It Matters for Nicosia Property
According to Wikipedia’s Engomi entry, Engomi is a suburb and municipality south-west of central Nicosia. The municipality covers 9.49 square kilometres and had 18,010 residents at the 2011 census. It became a municipality in February 1986 after a referendum under the Municipalities Act of 1985. Its western part is known as Makedonitissa and borders Strovolos, Lakatamia and Agios Dometios.
Wikipedia describes Engomi as a mainly residential area with many large villas. It is home to the University of Nicosia, which gives it a large student population, and to several embassies, the Makarios Stadium and the International Trade Fair site in Makedonitissa. For property buyers this adds up to two distinct demand sources: families and professionals who want a quieter, established neighbourhood, and students and staff who rent near the campus.

What 387 Engomi Listings Show About the Market Mix
Engomi is a mixed market. Apartments are the largest group, but houses make up a much bigger share than in Agios Dometios, which fits the villa character Wikipedia describes. Rentals account for about a quarter of all listings.
| Listing type | Listings | Share of 387 |
|---|---|---|
| Apartments for sale | 169 | 44% |
| Houses for sale | 73 | 19% |
| Rentals (all types) | 99 | 26% |
| Plots of land for sale | 16 | 4% |
| Buildings for sale | 12 | 3% |
| Commercial, offices and other for sale | 18 | 5% |
Many listings repeat. For example, twelve one-bedroom flats ask exactly EUR175,000, which points to units in the same project, so the true number of distinct properties is lower than 387. We kept repeats in the counts because each appears as a separate advert, but you should read every median here as an asking-price guide, not as a sold price.
Apartments in Engomi: One-Bedrooms Median EUR175,000, Two-Bedrooms EUR285,000
Apartments are the largest segment. Of 169 apartments for sale, 45 are one-bedroom, 67 are two-bedroom, 52 are three-bedroom and 5 are four-bedroom; the rest do not state a bedroom count.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 45 | EUR120,000 to EUR250,000 | EUR175,000 |
| 2 bedrooms | 67 | EUR169,000 to EUR380,000 | EUR285,000 |
| 3 bedrooms | 52 | EUR160,000 to EUR840,000 | EUR450,000 |
| 4 bedrooms | 5 | EUR360,000 to EUR1,100,000 | EUR595,000 |
Engomi is clearly pricier than the suburbs around it. Only 45 of the 169 apartments (27%) ask EUR200,000 or less, and 66 (39%) ask EUR250,000 or less. In Agios Dometios, by comparison, 21 of 30 two-bedrooms ask EUR200,000 or less, and the median two-bedroom there asks EUR192,500 against EUR285,000 here. The entry point is the one-bedroom, which starts at EUR120,000, but the typical family flat sits well above EUR250,000.
The three-bedroom range is very wide, from EUR160,000 to EUR840,000, which probably mixes older flats with new-build penthouses. Houses in Engomi: 73 Listings, Most Asking EUR500,000 or More
Engomi is a rare Nicosia suburb with a real house market. We found 73 houses for sale, and prices climb quickly with size.
| House size | Listings | Price range | Median |
|---|---|---|---|
| 2 bedrooms | 2 | EUR340,000 to EUR410,000 | EUR375,000 |
| 3 bedrooms | 18 | EUR260,000 to EUR2,300,000 | EUR485,000 |
| 4 bedrooms | 30 | EUR340,000 to EUR2,300,000 | EUR647,500 |
| 5 bedrooms | 15 | EUR375,000 to EUR2,700,000 | EUR750,000 |
| 6+ bedrooms | 8 | EUR895,000 to EUR4,300,000 | EUR1,625,000 |
The cheapest house asks EUR260,000, a three-bedroom, and the median four-bedroom asks EUR647,500. The top of the range reaches EUR4,300,000 for the largest villas, so use the medians rather than the averages when comparing. For a wider view, see our houses for sale in Nicosia guide.

Rents in Engomi: Two-Bedrooms Around EUR1,200 a Month
We found 99 rentals: 72 apartments, 18 houses and 9 offices. Rents are higher than in Agios Dometios, where the median two-bedroom rents for EUR900, and they let us estimate a gross yield.
| Rental type | Listings | Monthly rent | Median |
|---|---|---|---|
| 1-bed apartment | 11 | EUR570 to EUR1,000 | EUR850 |
| 2-bed apartment | 32 | EUR850 to EUR2,000 | EUR1,200 |
| 3-bed apartment | 23 | EUR950 to EUR5,000 | EUR1,400 |
| 4-bed apartment | 5 | EUR1,200 to EUR2,500 | EUR1,900 |
| 4-bed house | 11 | EUR1,850 to EUR4,500 | EUR3,000 |
Dividing the median rent by the median asking price gives a rough gross yield, before tax, vacancy, fees and maintenance. One-bedrooms come out near 5.8% (EUR850 a month against EUR175,000), two-bedrooms near 5.1% (EUR1,200 against EUR285,000) and three-bedrooms near 3.7% (EUR1,400 against EUR450,000). Smaller flats therefore rent better relative to their price, which fits the student demand around the university. These are asking figures from small samples, so treat the yields as an indication. Our apartments for rent in Nicosia guide and the current Nicosia rentals show more comparables.
The nine office rentals range from about EUR1,300 a month for 82 sqm to EUR13,200 for 626 sqm, a sign that Engomi also works as a business address, which is another reason landlords find tenants.
Plots, Buildings and Commercial Property in Engomi
Land is expensive here because the district is built up. We found 16 plots, from 273 sqm at EUR199,900 to 1,659 sqm at EUR2,500,000. The 15 plots under 1,000 sqm ask a median of about EUR881 per square metre, and the full range is EUR413 to EUR1,404 per square metre. That compares with roughly EUR566 in Agios Dometios and about EUR236 for small plots in Tseri.
| Plot size band | Plots | Median price per sqm |
|---|---|---|
| Under 1,000 sqm | 15 | EUR881 |
| 1,000 sqm and over | 1 | EUR1,507 |
Plots are priced for redevelopment into villas or apartment blocks. Always ask for the planning zone and the maximum buildable area before comparing prices; our guide to plots of land for sale in Cyprus and our Land Registry explainer show how to check both.
Twelve buildings are for sale, from EUR600,000 to EUR18,000,000, with a median of about EUR1,940,000, plus eight commercial properties asking EUR440,000 to EUR2,500,000. These are investor products, so ask for current tenancies, the use permit and whether the building has a certificate of final approval.

What the Market Data Says About Timing
Nationally, the market is busy. Cyprus Mail reported 13,288 contracts of sale in the first eight months of 2026, up 13.7% on the same period of 2025. Nicosia was the slowest-growing district: August contracts rose 8.2% year on year and the eight-month rise was 5.6%.
Slower growth does not mean falling prices, and these figures cover the whole district, not Engomi. What they suggest is that the capital is not being swept along by the coastal rush, which may give buyers more time to compare. Treat that as context, not a forecast.
Who Engomi Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. Investors who want a rented flat can look at one- and two-bedroom apartments from EUR120,000 to about EUR380,000, with gross yields of about 5% to 6% on asking figures. Families can look at three- and four-bedroom houses from EUR260,000, with a median near EUR650,000 for four bedrooms. Larger investors and developers can look at plots and buildings, though prices are high.
It is a weaker fit for buyers on a tight budget. With 27% of apartments asking EUR200,000 or less and the cheapest house at EUR260,000, a first-time buyer may find better value in Agios Dometios or Tseri, where two-bedroom medians are EUR192,500 and EUR174,000.
Practical Checks Before Buying Property in Engomi
Start with the address, because the western part of the municipality is known as Makedonitissa and some adverts may use that name. Next, check the title: ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our due diligence guide lists the documents to request.
Then budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a second opinion on a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context. If you plan to let, ask the seller for the current rent and lease length, since a tenant in place changes what you can do with the flat.
