Aglantzia is one of the most searched suburb names in Nicosia, with around 8,100 Google searches a month in Cyprus, and most people searching want to know the same thing: what does property cost there? We looked at every Aglantzia listing on index.cy in October 2026 to answer with real asking prices rather than guesses.

The short answer is that Aglantzia is a mid-priced Nicosia suburb with a deep apartment market. We priced 319 listings: 260 for sale and 59 for rent. Apartments lead with 155 for sale, followed by 38 plots, 34 houses and around 15 buildings, offices and commercial units. The median one-bedroom apartment asks EUR150,000 and the median two-bedroom asks EUR257,500, which is about 10% below the EUR285,000 median two-bedroom in Engomi. This guide walks through each segment, then ends with the checks worth making before you pay a deposit.

Where Aglantzia Is and Why It Matters for Nicosia Property

According to Wikipedia’s Aglandjia entry, Aglantzia (also spelled Aglandjia) is a suburb and municipality of Nicosia that borders the capital’s own municipality and the UN buffer zone. It had 20,783 residents at the 2011 census and became a municipality after a referendum in May 1986. The same source says the Turkish army occupies about 45% of the municipality’s territory, which limits the land left for building.

The suburb has real green space and history. Athalassa National Forest Park, about 8.6 square kilometres, lies within its boundaries, and Arona Hill holds Bronze Age tombs. Remains of the medieval La Cava castle, built around 1385 under King Jacques I, survive in the area, and the Church of Phaneromeni dates from 1870 and was partly built from castle stone. For buyers, this means an established neighbourhood with parkland on the doorstep rather than a purely new-build district.

What 319 Aglantzia Listings Show About the Market Mix

Aglantzia is a sale-led market with a visible rental segment. Apartments are the biggest group, and about one listing in six is a rental.

Listing typeListingsShare of 319
Apartments for sale15549%
Plots of land for sale3812%
Houses for sale3411%
Sale listings without a stated type186%
Buildings, offices and commercial for sale155%
Apartments for rent3912%
Houses for rent83%
Other rentals (offices, commercial, other)124%

Many adverts repeat. For example, six one-bedroom flats ask exactly EUR650 a month, and six three-bedroom flats ask EUR520,000 each, which points to the same project advertised several times. The number of distinct properties is therefore lower than 319. We kept repeats in the counts because each appears as a separate advert, and every figure here is an asking price, not a sold price. One listing had no readable price, so 319 of 320 were priced.

Apartments in Aglantzia: One-Bedrooms Median EUR150,000, Two-Bedrooms EUR257,500

Apartments are the heart of the Aglantzia market. We found 155 for sale: 31 one-bedroom, 72 two-bedroom, 49 three-bedroom and 3 four-bedroom.

Apartment sizeListingsPrice rangeMedian
1 bedroom31EUR105,000 to EUR260,000EUR150,000
2 bedrooms72EUR160,000 to EUR410,000EUR257,500
3 bedrooms49EUR175,000 to EUR750,000EUR419,000
4 bedrooms3EUR545,000 to EUR690,000EUR659,000

The entry level is in one-bedrooms: 29 of the 31 ask EUR200,000 or less. Across all 155 apartments, 46 (30%) ask EUR200,000 or less, but only 15 of the 72 two-bedrooms do. That makes Aglantzia dearer than the smaller Nicosia suburbs, where the median two-bedroom asks EUR192,500 in Agios Dometios and EUR174,000 in Tseri, though still cheaper than Engomi at EUR285,000.

The three-bedroom range is wide, from EUR175,000 to EUR750,000, because it mixes older flats with new penthouses. Houses in Aglantzia: 34 Listings, Median Four-Bedroom EUR600,000

The house market is larger here than in the smaller Nicosia suburbs, and it skews to big family homes. Of 34 houses for sale, 31 state a bedroom count; two more are 6-plus-bedroom homes at EUR750,000 and EUR995,000, and one is a studio house at EUR340,000.

House sizeListingsPrice rangeMedian
2 bedrooms2EUR362,000 to EUR368,000EUR365,000
3 bedrooms12EUR175,000 to EUR850,000EUR405,000

5 bedrooms9EUR400,000 to EUR1,500,000EUR880,000

Only one house asks EUR200,000 or less, a three-bedroom at EUR175,000, so buyers on a modest budget should look at apartments. Five-bedroom homes cluster at the top, with a median of EUR880,000. For a wider view, see our houses for sale in Nicosia guide and the current houses for sale in Cyprus.

Rents in Aglantzia: Median Two-Bedroom EUR900 a Month

Rentals are a real part of this market. We found 59: 39 apartments, 8 houses and 12 offices, commercial units and other properties.

Rental typeListingsMonthly rent rangeMedian
1-bed apartment14EUR600 to EUR750EUR650
2-bed apartment19EUR750 to EUR1,600EUR900
3-bed apartment6EUR1,000 to EUR3,000EUR1,450
3-bed house4EUR800 to EUR2,200EUR1,200
4-bed house3EUR1,550 to EUR4,000EUR1,700

Dividing annual rent by asking price gives a rough gross yield before tax, vacancy and costs. A one-bedroom at EUR650 a month against a EUR150,000 median price implies about 5.2%. The two-bedroom median of EUR900 against EUR257,500 implies about 4.2%, and the three-bedroom median of EUR1,450 against EUR419,000 also implies about 4.2%. These are indications built from medians and small samples, not a promise of return. Our apartments for rent in Nicosia guide and the current Nicosia rentals show more comparables.

Plots, Buildings and Commercial Property in Aglantzia

Land is a significant part of the market, with 38 plots for sale ranging from 300 to 7,972 square metres. Prices per square metre vary widely with size and zoning.

Plot size bandListingsPrice per sqm
Under 1,000 sqm27EUR103 to EUR1,093, median about EUR660
1,000 sqm and over11EUR11 to EUR1,122, median about EUR592

The very wide ranges show why price per square metre alone misleads. Zoning, the permitted building density and access decide what a plot is worth, so ask for the planning zone and the maximum buildable area before comparing. Our guide to plots of land for sale in Cyprus and our Land Registry explainer show how to check both.

Eight buildings are for sale, from EUR750,000 to EUR4,750,000 with a median of about EUR1,525,000. Seven commercial units and offices ask roughly EUR360,000 to EUR3,000,000. A further 18 sale listings carry no property type in their title and ask EUR300,000 to EUR1,250,000. These are investor products, so ask for current tenancies, the use permit and whether the building has a certificate of final approval.

What the Market Data Says About Timing

Nationally, the market is busy. Cyprus Mail reported 13,288 contracts of sale in the first eight months of 2026, up 13.7% on the same period of 2025. Nicosia was the slowest-growing district: August contracts rose 8.2% year on year and the eight-month rise was 5.6%.

Slower growth does not mean falling prices, and these figures cover the whole district, not Aglantzia. What they suggest is that the capital is not being swept along by the coastal rush, which may give buyers time to compare. Treat that as context, not a forecast.

Who Aglantzia Suits, and Who Should Look Elsewhere

The listings point to four kinds of buyer. First-time buyers and small investors can look at one-bedroom flats from EUR105,000 to about EUR260,000. Couples and small families can look at two- and three-bedroom apartments from EUR160,000, with a median near EUR257,500 for two bedrooms. Larger families can look at houses of four or five bedrooms from about EUR400,000. Developers and investors can look at the plots and buildings, provided they check zoning carefully.

It is a weaker fit for buyers on a tight budget who want a house, since only one of 34 houses asks EUR200,000 or less. For lower entry prices, compare Latsia or Tseri, and for a larger choice of homes look at Strovolos.

Practical Checks Before Buying Property in Aglantzia

Start with the exact location, because part of the municipality lies beyond the buffer zone, so make sure the address is on the government-controlled side before you go further. Next, check the title: ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our due diligence guide lists the documents to request.

Then budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. Older buildings deserve extra care, so our inspection service can check a specific home before you commit, and our instant property report helps place an asking price in context. If you plan to let, ask the seller for the current rent and lease length, since a tenant in place changes what you can do with the flat.
