- The Short Version for Buyers and Investors
Souni-Zanakia is a small hill community in Limassol District, and about 1,900 people a month search for it in Cyprus. Most want to know what a home or a plot there costs. We looked at every Souni and Zanakia listing on index.cy in November 2026 and priced them, so the figures below come from real asking prices rather than estimates.
The short answer is that Souni-Zanakia is a house and land market. We priced 326 properties for sale. The median asking price across all types is EUR535,000. The median three-bedroom house asks EUR519,500, the median four-bedroom house EUR690,000, and the median plot of land EUR200,000. We also found 13 rentals. This guide walks through the numbers and ends with the checks worth making before you pay a deposit.
Where Souni-Zanakia Is and Why Buyers Look at It
According to Wikipedia, the community consists of two villages, Souni and Zanatzia (spelled Zanakia in most listings), and it recorded 837 residents at the 2011 census. The same source places Souni about 8 km north of Erimi, in the foothills inland from the Limassol coast.
That inland position explains the price profile below. For the wider picture, read our living in Limassol guide and browse all Limassol properties for sale. Nearby Limassol guides include Erimi, Trachoni and Germasogeia.

What 326 Souni-Zanakia Listings Show About the Market Mix
Houses lead, and land is the next largest group. Apartments are almost absent, which is the reverse of Limassol city.
| Listing type | Listings | Share of 326 sale adverts |
|---|---|---|
| Houses and villas for sale | 190 | 58% |
| Plots of land for sale | 109 | 33% |
| Other types, including apartments | 27 | 8% |
| Properties for rent | 13 | separate rental adverts |
Many adverts repeat. Across 326 priced sale listings there are only 142 different asking prices, and a few appear again and again: EUR670,000 ten times, and EUR340,000, EUR535,000, EUR160,000 and EUR690,000 eight times each. That points to the same homes, often in the same development, being advertised by several agents, so the number of distinct properties is lower than 326. We kept repeats in the counts because each is a separate advert, and every figure here is an asking price, not a sold price.
Houses and Villas in Souni-Zanakia: Median EUR650,000

The wide ranges reflect the gap between modest village houses and large luxury villas.
| House size | Listings | Price range | Median |
|---|---|---|---|
| 2 bedrooms | 8 | EUR310,000 to EUR410,000 | EUR335,000 |
| 3 bedrooms | 89 | EUR320,000 to EUR1,562,000 | EUR519,500 |

How Much Does Property Cost in Souni-Zanakia? Budget Bands
It helps to see how many of the 326 priced sale listings sit under each ceiling.
| Budget ceiling | Sale listings at or under it |
|---|---|
| EUR200,000 | 60 |
| EUR300,000 | 79 |
| EUR500,000 | 151 |
| EUR750,000 | 240 |
| EUR1,000,000 | 253 |
In other words, EUR500,000 buys one of 151 listings, nearly half of the total, though many of those are land. A budget of EUR750,000 reaches 240 listings, so most of the market sits below that figure. Demand is rising across the country: Cyprus Mail reported 13.7% more property sale contracts nationally in the first eight months of 2026 than a year earlier, even as Limassol slipped in August.

Plots of Land in Souni-Zanakia
Land is the entry point. We found 109 plots priced from EUR2,000 to EUR5,450,000, with a median of EUR200,000. Of these, 74 ask EUR250,000 or less and 98 ask EUR1,000,000 or less. The cheapest plots are likely to be small, fractional or awkwardly placed, so check size, road access and permitted building density before comparing prices. Our Land Registry guide explains how to verify a plot, and you can widen the search through plots of land for sale in Cyprus.
Apartments and Other Listings
The 27 listings outside the house and plot groups range from EUR216,048 to EUR20,000,000, with a median of EUR571,000. They include a few small apartments, such as a 41 m2 unit at EUR216,048 and a 57 m2 unit at EUR260,000, plus large estates and unclassified adverts. Buyers who want a conventional apartment should look on the coast; see our Limassol for sale page and the district benchmark on our average price of a 2-bedroom apartment in Limassol page.
Renting in Souni-Zanakia
We found 13 rentals in November 2026, all houses. Two-bedroom houses asked EUR1,400 to EUR1,850 per month, three-bedroom houses EUR2,200 to EUR2,700, and four-bedroom houses EUR1,750 to EUR3,200. Five adverts for houses with six or more bedrooms asked EUR8,000 to EUR30,000 per month, which are luxury lets. With only 13 adverts the sample is thin, so treat these as a guide to asking rents, not a yield forecast. For the wider rental picture, see our living in Limassol guide.
Who Souni-Zanakia Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. Families wanting a detached house have the best choice, with 56 houses at EUR500,000 or less and 136 at EUR1,000,000 or less. Self-builders can start with a plot from a few tens of thousands of euros, though they must budget for construction. Luxury buyers will find a long tail of villas above EUR2,000,000.
It is a weaker fit for buyers who want a flat, walkable shops or the sea. Souni-Zanakia is a community of under a thousand residents at the last census listed, inland from the coast. For coastal Limassol compare Agios Tychonas or Germasogeia.
Practical Checks Before Buying Property in Souni-Zanakia
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request. This matters most for plots and for villas sold off-plan, where zoning, access and utilities should be confirmed in writing.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
