- The Short Version for Buyers and Investors
Agios Tychonas is one of the most sought-after addresses on the Limassol coast, and about 880 people a month search for it in Cyprus. Most of them want one answer: what does property in Agios Tychonas really cost? We looked at every Agios Tychonas listing on index.cy in November 2026 and priced them, so the figures below come from real asking prices rather than guesses.
The short answer is that this is a premium, mixed market. We priced 1,626 properties for sale. The median asking price across all types is EUR1,022,500. The median two-bedroom apartment asks EUR730,000, the median one-bedroom EUR492,800, and the median three-bedroom house EUR1,155,745. Another 103 properties were advertised for rent. This guide walks through the numbers and ends with the checks worth making before you pay a deposit.
Where Agios Tychonas Is and Why Buyers Look at It
Agios Tychonas is a coastal village east of Limassol. According to Wikipedia, it had 4,502 residents at the 2021 census and is now a municipal district of Amathounta Municipality. It takes its name from Saint Tychon, a 5th-century bishop of Amathus, and the ruins of ancient Amathus lie along the same coast.
The village is also a tourist area. Wikipedia notes many luxury hotels and tourist apartments, seven Blue Flag beaches, Cyprus’s only dedicated sailing centre, and a 6 km coastal walkway that runs from the Poseidonia Hotel to the chapel of Saint Barbara. That mix of sea, hotels and walking paths explains why buyers pay more here than in the inland quarters of the city.

What 1,628 Agios Tychonas Listings Show About the Market Mix
Apartments and houses are almost evenly matched, and a large share of the stock is land. That is unusual for Limassol, where most districts are apartment markets.
| Listing type | Listings | Share of 1,628 sale adverts |
|---|---|---|
| Apartments for sale | 562 | 35% |
| Houses and villas for sale | 527 | 32% |
| Plots of land for sale | 381 | 23% |
| Other types, including commercial | 153 | 9% |
| Buildings for sale | 5 | under 1% |
| Properties for rent (all types) | 103 | separate from sale count |
Many adverts repeat. Across 1,626 priced sale listings there are only 455 different asking prices, and a few prices appear again and again: EUR1,200,000 appears 36 times, EUR650,000 33 times, EUR1,300,000 27 times and EUR2,500,000 26 times. That points to new developments advertised by several agents, so the number of distinct homes is well below 1,628. We kept repeats in the counts because each is a separate advert, and every figure here is an asking price, not a sold price.
Apartments in Agios Tychonas: Median EUR730,000 for Two Bedrooms
Two-bedroom apartments are the largest group. We priced 241 of them, from EUR255,000 to EUR4.5 million, with a median of EUR730,000. Prices run well above the Limassol average because many of these flats are sea-view or resort-style developments.
| Apartment size | Listings | Price range | Median |
|---|---|---|---|
| 1 bedroom | 97 | EUR170,000 to EUR2.55M | EUR492,800 |
| 2 bedrooms | 241 | EUR255,000 to EUR4.5M | EUR730,000 |
| 3 bedrooms | 154 | EUR310,000 to EUR7.65M | EUR1,090,000 |
| 4 bedrooms | 46 | EUR480,000 to EUR8M | EUR2,300,000 |
Budget decides how much choice you have. Only 2 two-bedroom apartments ask EUR300,000 or less and 26 ask EUR500,000 or less, while 122 ask EUR750,000 or less and 167 ask EUR1 million or less. For one-bedroom flats, 25 ask EUR400,000 or less and 51 ask EUR500,000 or less. Houses and Villas: A Large, Expensive Segment
Unlike most Limassol districts, Agios Tychonas has a deep house market: 526 priced houses. The 160 three-bedroom houses ask EUR475,000 to EUR8 million, with a median of EUR1,155,745. The 161 four-bedroom houses have a median of EUR1.9 million, the 115 five-bedroom houses EUR3.45 million, and the 41 houses with six or more bedrooms EUR4 million. The largest asking price in our data is EUR26.67 million.
| House size | Listings | Median asking price | At or under EUR1M |
|---|---|---|---|
| 2 bedrooms | 38 | EUR685,000 | 34 |
| 3 bedrooms | 160 | EUR1,155,745 | 45 |
| 4 bedrooms | 161 | EUR1,900,000 | 28 |
| 5 bedrooms | 115 | EUR3,450,000 | 1 |
| 6+ bedrooms | 41 | EUR4,000,000 | 0 |
In plain terms, a villa under EUR1 million is rare here: only 45 three-bedroom houses and 28 four-bedroom houses sit at or under that line. Buyers on a tighter budget usually look inland, at areas such as Pareklisia or Kapsalos. Renting in Agios Tychonas
We found 103 properties for rent: 51 apartments, 45 houses and 7 other types. Rents vary a lot because short-stay and holiday-style lets sit alongside long lets. The 24 two-bedroom apartments ask EUR1,150 to EUR12,300 a month, with a median of EUR3,250, and the 16 three-bedroom apartments have a median of EUR3,400. Houses cost more: the median four-bedroom house asks EUR6,500 a month (17 listings) and the median five-bedroom house EUR12,000 (13 listings).
Against a median two-bedroom purchase price of EUR730,000, a EUR3,250 rent implies a gross yield of about 5.3% a year, but the sample is small, so treat it as a rough guide only. See our Limassol rentals and apartments for rent in Limassol guide.
Who Agios Tychonas Suits, and Who Should Look Elsewhere
The listings point to three kinds of buyer. Lifestyle and second-home buyers have the widest choice, with 562 apartments and 526 houses near the sea. Families wanting a villa and garden face a pool where the median three-bedroom house costs more than EUR1.1 million.
It is a weaker fit for budget buyers: only 43 of 1,626 sale listings ask EUR300,000 or less. For lower prices, compare inland districts in our Limassol property guides.
Practical Checks Before Buying Property in Agios Tychonas
Start with the title. Ask whether the title deed is issued, whether there is a mortgage or lien, and whether the building has a certificate of final approval. Our title deeds guide and due diligence guide list the documents to request. This matters most for off-plan flats and for plots, where zoning and access should be confirmed in writing.
Then check the numbers. Budget for the full cost: transfer fees, VAT on new builds, legal fees and a survey. Compare mortgage options in our financing guide. For a specific home, our inspection service can check it before you commit, and our instant property report helps place an asking price in context.
